Veteran Realtor Susan Warburg of William Raveis Real Estate’s Westport office recently closed on a $14.25 million sale in northern Connecticut, the largest in the history of that office. The sale involved an active-adult community being built on a 160-acre parcel.
“Congratulations to Susan for this important achievement,” said Bill Raveis, chief executive officer and chairman of William Raveis. “Susan’s tenacity, meticulous attention to detail and keen understanding of the many moving parts that go into a deal of this magnitude were tremendous assets that served the parties and the process very well. Thanks to her outstanding negotiating skills and steadfast commitment to finding solutions to the many challenges that were presented, she played a critical role in facilitating the closing of this complicated transaction.”
The developer’s master plan for the community aims to celebrate the historical architectural style and traditions of New England. The environmentally sensitive plan is designed to preserve the natural character and beauty of the property, maintaining the meadows, trees and stone walls that distinguish the site. The development will include a mix of residential units consisting of single-family detached homes, townhouses, garden flats and other units. Construction is expected to begin within the year.
“I’m thrilled to have participated in this first step of such an important and exciting project,” said Warburg. “This is truly a visionary development project and one that exemplifies ‘smart growth.’ I love helping my clients achieve their unique objectives, whether it’s positioning a seller’s property to maximize the price they receive or working with a buyer to find just the right property for their needs. The inherent challenges involved with each assignment require me to think creatively so that everyone comes out a winner.”
Warburg, the holder of several Top Producer and Outstanding Achievement awards, is a seasoned and sophisticated professional who has worked in the real estate industry for nearly 15 years. She is an Exceptional Properties specialist with expertise in antique and vintage homes, corporate relocation, unique and luxury properties, and commercial rentals.
Warburg acknowledged the support of the William Raveis team and, in particular, commended Sales Manager Beverly Walsh for the enduring good counsel and encouragement she provided.
“With this kind of complex transaction, William Raveis’ supportive work environment was unparalleled and essential to the success of the deal,” Warburg said.
CAR Supports Habitat
The Connecticut Association of Realtors in East Hartford is offering statewide support to Habitat for Humanity this year. CAR donated $11,000 to the organization, with $1,000 going to each of the 11 Habitat affiliates throughout Connecticut.
Locally, Billie Brown with Century 21 Access America of Branford presented the $1,000 check on behalf of CAR to Bill Casey, executive director of the Greater New Haven Habitat for Humanity on June 7. The money will benefit Amity Cares Build. In mid-July, the Amity Cares organization will begin building a Habitat house at 526 Winchester Ave. in New Haven in partnership with Vanessa Cooper and her family.
This is the second consecutive year CAR has sponsored Habitat for Humanity statewide.
“It’s CAR’s pleasure to work with Habitat for Humanity to help families achieve their goal of homeownership,” said Robert Fiorito, president of CAR. “It is the American dream to own a home and what better way than to help [someone] build [their] own home?”
Habitat for Humanity helps families who do not qualify for a conventional mortgage to become homeowners. Volunteers build houses with donated materials and homeowners help build their own homes, which Habitat sells at no profit with an interest-free mortgage.
