Hamden-based Press/Cuozzo Commercial Services Senior Advisor Albert Scafati, as listing agent, has completed the sale of 2830 Whitney Ave. in Hamden, a 1,675-square-foot office condominium development.
Scafati represented the seller, Kelleher & Co., in the transaction, which closed recently at $220,000. The buyer, attorney Patrick W. Frazier, was represented by Heather Enstrom of Century 21 Alaimo & Corrado.

H. Pearce Brokers Lease
North Haven-based H. Pearce Commercial Real Estate recently brokered the lease of a 1,300-square-foot property at 471 East Main St. in Branford, which is part of the Sovereign Bank building.
Joel Galvin of H. Pearce Commercial Real Estate Co. represented the landlord, Two Dogs LLC, and also represented the tenant, Minichino Financial Group, in the lease transaction.

A.O. Sherman Inks Deal
Christopher K. O’Hara, senior vice president of Coldwell Banker Commercial NRT Inc., represented Shelton Assoc. in a long-term lease of 55,000 square feet at 2 Research Drive in Shelton.
The new tenant is A.O. Sherman LLC, founded in 1951, which manufactures specialized stator vanes and assemblies for jet engines. Stator vanes direct the flow of air through aircraft engines. David Fugitt of John D. Hastings Inc. represented A.O. Sherman.

Wilton Building Purchased
The Stamford-based Westchester/Fairfield Private Client Group of CB Richard Ellis recently arranged the sale of 22 Danbury Road in Wilton for $3.25 million. Al Mirin and Silvia Pogosyan of PCG handled the transaction on behalf of the seller, Hitchcock Properties, and procured the buyer, The Advertising Business LLC.
The building, which is highly visible from Route 7 in Wilton, is an 8,293-square-foot retail facility situated on an entire acre of land. Built in 1981, the property was most recently operated as the Hitchcock Furniture store, a local landmark.
The Danbury Road property is situated in the heart of the retail district of Wilton and is in close proximity to major retailers, restaurants, financial institutions and hotels. The zoning for the property allows for a wide range of uses including retail and office space.
The new owner has announced plans to lease a majority of the property to retail tenants.
