CB Richard Ellis has been named the exclusive leasing agent for a 35,500-square-foot building located at 59 Danbury Road in Wilton. Tom Pajolek of CB Richard Ellis will oversee the marketing of the space.
The property is situated directly across from the Wilton Corporate Park and features high ceilings, enhanced electrical power and an open floor plate with perimeter offices.
The free-standing, single-story building also has exclusive parking to accommodate tenant and visitor traffic.
“It is a unique property in that it offers prominence on the Route 7 corridor, proximity to major highways, a campus setting and a building that will appeal to a diverse group of users, including office, medical, research and development, flex, etc.,” said Steven Wise of Steven Wise Assoc., the building’s owner.
The property is located about a mile north of the Merritt Parkway, Merritt 7 Office Complex and the Metro-North railroad station.
Edgewood Financing Condos
Southport-based commercial lender Edgewood Capital Advisors has financed an $8.3 million loan for a 10-story luxury condominium project at 212-214 E. 95th St. in New York City.
The one-year term loan is a floating-rate bridge loan and was secured by the acquisition of a 5,648-square-foot residential development site in New York.
The proposed luxury condo project will have 30,000 square feet. The project’s 25 units will be about 1,228 square feet each in size, with a projected average sales price of $1,050 per square foot.
The borrower intends to refinance the Edgewood bridge loan at the closing of the construction loan.
Edgewood Capital is a direct private lender serving the East Coast region. The company specializes in commercial real estate bridge and mezzanine loans.
Pumpkin Patch Sprouting
Pumpkin Patch Preschool & Child Care Centers has opened a new facility in Southington.
Acting as the school’s agent, Doreen Iannuzzi, owner of Delia Realtors in Durham, brokered the deal for Pumpkin Patch. The child care center will be using an 8,500-square-foot facility at 1137 West St. to house its operations, working under a long-term lease with an option to buy.
The landlord and builder, Mark Lovely of Lovely Development Inc., constructed the single-floor building according to plans submitted by Robert Serviss, president of Pumpkin Patch.
Pumpkin Patch has four other locations in Westbrook, Cromwell, Wallingford and Cheshire.
Colliers Names Principals, VP
Commercial real estate firm Colliers Dow & Condon has elected two principals and appointed a vice president of operations.
David C. Richard and Bob Pagani were elected as principals to the firm and both will continue their roles as active brokers. The company also hired Alan D. Friedman as vice president of operations.
Friedman will be responsible for managing the company’s strategic growth initiative throughout the state. He will manage the Hartford and New Haven offices.
Colliers Dow & Condon offers brokerage, property management and advisory services in Connecticut and western Massachusetts through its Hartford office. The company has 255 offices worldwide.
Masius Brokers Deal
Michael B. Masius, a commercial real estate broker based in Hartford, wrapped up a deal for a discount store setting up shop in western Massachusetts.
Masius was the sole broker in the lease of a 12,700-square-foot free-standing building at 756 State St. in Springfield, Mass., that was leased by Value Discount. The site will be used for the sale of general discount merchandise.
The landlord of the property is 756 State LLC, which is based in New York.
