
290 Pratt St., Meriden
Senior Whole Health Services has leased 11,200 square feet at 290 Pratt St. in Meriden. The facility will serve as the state headquarters for the company, which provides seniors with preventative services, physician services, hospital care and home support services.
The five-year lease is worth $600,000, with options to extend.
Senior adviser Albert Scafati of Press/Cuozzo Realtors represented the tenant in the deal, and H. Pearce Real Estate Co.’s David Melillo and Vincent Scarpette represented the landlord, 290 Pratt Street, LLC.
With offices in Hamden and New Haven, Press/Cuozzo Realtors has been serving the Greater New Haven area since 1990. The firm provides residential brokerage, relocation services and the services of a Commercial/Industrial Division.
CBRE/Melody Secures Financing
The Stamford office of CBRE/Melody, the real estate investment banking arm of CB Richard Ellis, has arranged $21.2 million in financing for three high-bay warehouse buildings at the New England Tradeport in Windsor.
The three properties, 75 International Drive and 754 and 758 Rainbow Road, are located within the Tradeport, a 650-acre business park adjacent to Bradley International Airport. The warehouse at 75 International Drive has 117,000 square feet with 26-foot-high ceilings. The warehouses at 754 and 758 Rainbow Road each have 137,000 square feet and 30-foot-high ceilings.
Tenants include FedEx, Matheson Trucking, Exel and UPS.
Bill Catanzaro and Ron Roth of CBRE/Melody’s Stamford office secured financing for the transaction.
“New England Tradeport is the premier industrial park in Hartford County,” Catanzaro said.
Company Buys Brookfield Space
Danbury Laminates recently bought the space at 65 Vale Road in Brookfield that it had been leasing since 2002. The company exercised an option to buy and purchased the property for $558,969.

Commercial Plans in Derby
Brian Calvert plans to replace the 1,500-square-foot building at 160 Elizabeth St. in Derby with a 4,000-square-foot commercial building. Calvert recently purchased the property for $225,000.
The property, formerly an automotive repair facility, is a quarter-acre corner lot in downtown Derby.
Bill Clark, senior vice president of The Geenty Group Realtors, represented both the buyer, Brian Calvert, and the seller, Robert Cerritelli. Attorneys Greg Cerritelli and Bob Lynch represented the seller and attorney Tony Welch represented Calvert.

Rice Joins Firm
Parker Rice has been hired by Newmark Knight Frank as an analyst and will be working in Fairfield and Westchester counties.
Formerly of Manchester Center, Vt., Parker comes to the firm as a graduate from Hobart College and Berkshire School.
