A 109-unit apartment portfolio in West Hartford has sold for $12.2 million.

Canadian firm Capital American Realty Partners Corp. entered into a joint venture with CS Acquisition Group, which owns 11 multifamily properties in Hartford, Granby, Meriden and New Britain, to purchase two buildings in West Hartford for $143 per square foot. The deal was financed in part by two new secured first mortgages at a 4.8 percent weighted average interest rate for approximately $10 million, according to an announcement from Capital American.

The two firms plan to invest $1.2 million over the next three years to renovate portions of the two buildings. The properties are a 46-unit building at 43-51 Caya Ave. and a 63-unit building at 158-160 Newington Road, according to the Hartford Business Journal. The former is appraised at $3.96 million, according to town property records and was built in 1969. The latter is appraised at $5.2 million and was built in 1963.
