An Avon apartment complex has sold for $29 million.

The Avon Mill Apartments, at 64 Avonwood Road, was last sold in 2014 for $27 million, according to town records.

The buyer, an affiliate of New York City-based Lineage Properties, and the seller, an LLC that shares a business address with West Hartford-based Figure Eight Properties, were represented by Chozick Realty Hartford office President Rick Chozick and and David Chozick.

The property totals 46 acres and consists of three, 3-story buildings built in 1977, town records say, plus an outdoor pool and tennis courts. While the property currently holds 186 units, Chozick Realty stated the property is permitted for 250 additional “class A” apartments, plus amenities, which would make the complex one of the largest in the area. The property offers “ample opportunity for rental growth,” the brokerage said in a statement.

“The western Hartford suburban market has demonstrated a significant demand for new apartment construction with neighboring towns such as Farmington and Simsbury having seen significant new entries,” Rick Chozick said in a statement. “Avon historically has had a limited multifamily housing stock due to high barriers to entry.”

The new owners plan cosmetic upgrades to both the interior and exterior of existing units to “complement” the new buildings, the brokerage said.
