Steve Witten and Victor Nolletti of New Haven-based Marcus & Millichap Investment Real Estate Services of New Haven were the exclusive listing brokers in the recent sale of Sutton Towers Apartments at 760 Mix Ave. in Hamden, which closed for $8.73 million.
Located approximately five minutes from Exit 10 of Interstate 91 and close to the Wilbur Cross Parkway (Route 15), the property is in a supply-constrained market with significant barriers to entry and new construction. According to Witten, Mix Avenue has long been considered one of New Haven County’s most prominent addresses for luxury rental housing.
The property was sold with development rights for two additional four-story buildings of 128 units.
Sutton Towers is a 98-unit, seven-story luxury apartment community situated on more than 13 acres in Hamden. Originally constructed in 1967, the property is well positioned to be one of the premier “A” quality apartment communities in the region, said Witten. The property consists of four two-bedroom penthouse units between 1,120 and 1,620 square feet with two full baths. There are also 15 studio units ranging from 390 to 515 square feet with one bath. Additionally, there are 24 two-bedroom units between 1,100 and 1,150 square feet with two baths, and 55 one-bedroom units between 750 and 800 square feet with one bath
The proposed development is for 128 units in two four-story buildings with elevators, comprised of 52 one-bedroom and 76 two-bedroom units. Architectural services were provided by Gerald Kagan of The Kagan Co. in New Haven.
According to Witten, unit amenities include fully equipped large, contemporary kitchens, private balconies/decks, individually controlled, central air conditioning and heating systems and spacious master bedroom suites with walk-in closets.
The seller was Seven Sixty Mix Limited Partnership, which utilized the legal services of Carl Porto Jr. and Carl Porto Sr. of Hamden-based Parrett, Porto, Parese & Colwell. The buyer was Sutton-Mix Avenue LLC.
Witten and Nolletti also recently closed 165 units in East Haven for $16.5 million, 340 units in Groton for $13.4 million and 172 units in Ledyard for $7.85 million.
