175 Scott Swamp Road, Farmington

The ConnectiCare headquarters at 175 Scott Swamp Road in Farmington were recently sold for $25.4 million. Steve Witten, Victor Nolletti and Adam Mancinone of Marcus & Millichap Investment Real Estate Services in New Haven were the sole brokers in the transaction.

The property is situated on a private campus setting and is improved by a 100,539-square-foot, 3-story office building. Construction of the building began in 2002 and was completed in early 2003. The facility was built specifically for ConnectiCare Inc., which occupies 100 percent of the building. Officials said the 3-story office building has outstanding fenestration, as uninterrupted windows wrap completely around the building on all three floors. In addition, the building has 538 parking spaces.

The building is located about 10 minutes from Hartford along Route 6 and benefits from its close proximity to Routes 177 and 72. In addition, the building has close proximity to Interstate 84, Connecticut’s major east/west thoroughfare. ConnectiCare Inc., ranked as one of the fastest-growing HMOs in the state, is Connecticut’s only locally based HMO.

The seller was Farmington Route 6 Land, LLC and the buyer was Farmington Realty, LLC.
