71 Westphal St., West Hartford

Tom Boyle and Steve Pappas of Chozick Realty recently completed the sale of the Westphal Apartments, located at 71 Westphal St. in West Hartford, for $1.4 million, or $67,619 per unit.

The 21-unit Westphal Apartments is a brick, 3-story building with an elevator. It was built in 1968. The building has a unit mix of 15 one-bedroom and six two-bedroom apartments. The building is located on a residential side street of single-family homes and is located within a block of Prospect Avenue, a main commercial route, and two blocks from Interstate 84 access. Chozick Realty represented both the seller, Great Victory Properties, and the buyer.

The deal marks the second time Boyle has brokered the sale of the property, having handled the deal when Great Victory Properties purchased it in 2001 for $900,000. Financing for the latest transaction was provided by LaSalle Bank.

Chozick Realty is a full-service commercial brokerage company specializing in multifamily investment property throughout Connecticut since 1967.

Prudential Expands

Prudential Connecticut Realty recently appointed Dave Wilk vice president of operations of the southwestern region and opened a third location in Greenwich. The new location at 200 Sound Beach Ave. in Old Greenwich is meant to provide area residents with greater access to the company.

Wilk brings over 20 years of experience to his new position including sales, management and regional leadership. Most recently, he led Prudential Connecticut Realty’s Norwalk/Rowayton offices to an unprecedented level of success, increasing sales by 48 percent. He was promoted to office leader of the Stamford office briefly before accepting the position of vice president of operations.

Lang-Bankowski Earns CRS

Linda Lang-Bankowski, broker-owner of Quinnipiac Realty in North Haven, has been awarded the prestigious Certified Residential Specialist designation by the Council of Residential Specialists, the largest not-for-profit affiliate of the National Association of Realtors.
