511 Main St., West Haven

Steve Witten and Victor Nolletti of Marcus & Millichap Investment Real Estate Services of New Haven recently brokered the $3.22 million sale of the Armory Apartments at 511 Main St. in West Haven. Officials described the building as a well-located, adaptive reuse of a historic building.

The site, improved with a 2-story-plus walkout basement, is a masonry structure built circa 1900 that was formerly used as an armory by the state of Connecticut. The property was converted into residential apartments in 1987. The complex contains a total of 57 apartment units. Those consist of six one-bedroom, one-bath units that measure 930 square feet; 28 one-bedroom units with studies that measure 996 square feet; 21 two-bedroom, one-bath units that measure 1180 square feet; and two two-bedroom units with studies that measure 1172 square feet. Officials said the units all benefit from the aesthetics of a well-conceived conversion including exposed brick and high ceilings.

The property offers an all-brick facade, common laundry area, spacious units with exposed brick and a courtyard and parking area servicing the building. Each unit contains a galley-style or eat-in kitchen equipped with four-burner stove, frost-free refrigerator and other modern conveniences. Each bathroom contains three fixtures including a tub with shower, water closet, sink with vanity and exhaust fan.

Tenant-paid heat and air conditioning are provided to each unit by individual, gas-fired hot air and central air-conditioning units. Hot water is provided by individual 30-gallon electric heaters.

The seller was West Haven Armory Assoc., which was represented in the transaction by Howard Kantrovitz of Kantrovitz & Bernstein; and the buyer was Taymil Armory, which was represented by Scott Miller and Frank Apical of Bingham McCutchen LLP.

Hamden Property Sold

Albert Scafati, senior advisor at Hamden-based Press/Cuozzo Commercial Services, recently completed the sale of a 0.85-acre site at 2704 Dixwell Ave. in Hamden.

The property is next to the Town Hall and Scafati has been named exclusive leasing broker on a ground lease or build-to-suit basis. Possible uses are a bank branch or office/medical use, he said.

The transaction closed at $435,000 with Scafati representing the purchaser, Mada Realty. The seller, Sprint Communications Co., was represented by Peter Capps of Jones Lang LaSalle’s Chicago office.
Geenty Arranges Leases

Kristin T. Geenty, chief operating officer at The Geenty Group, Realtors, in Branford, recently brokered the lease of three properties. Geenty represented the tenant and William N. Clark, The Geenty Group’s senior vice president, represented the landlord in all three transactions.

Space at 181 Research Drive in Milford, an 800-square-foot office facility, has been leased to Tricom Systems. Space at 124 Pepes Farm Road in Milford has been leased to Permanent Siding & Windows. D’Amato Investments is the landlord for both of those properties.

In Branford, 141 North Main St. was leased to James F. McCarthy of Celtic Armory LLC. The space will serve as a firearms training center and also for the sale and service of firearms. The landlord for that property is Joseph A. Giunta.

Meriden Units Purchased

Michael Gordon and Bob Blank of Levey Miller Maretz, Realtors, were the listing and selling agents of 17 efficiency units at 13-19 Cook Ave. in Meriden. The sale price was $450,000.

The seller, Richard Arnold, was represented by attorney Sebastian Ciarcia of Meriden. The buyers, Harvey Glazier, Eric Corey and George Germano, were represented by attorney Alphonse Ippolito of New Haven.
