CB Richard Ellis recently arranged the $2.1 million sale of 2 Testa Place in Norwalk. Sean Cahill, Michael Nelson and Michael Dillon of CBRE’s Westchester/Fairfield operation represented the seller, Auto Parts Properties, and procured the buyer, L & W Holdings.
Built in 1986, 2 Testa Place is a two-building, light industrial property in Norwalk’s SoNo section near Interstate 95. The 20,000-square-foot building on Testa Place was previously leased by Silgan, a North American manufacturer of packaging products for consumer goods. Under its new ownership, the entire building will be used for office, warehouse and custom woodworking functions by Kitchen & Bath by C.A.M. LLC.
Officials said Kitchen & Bath, which was founded in 1997 and managed by industry professionals with more than 30 years of experience in custom woodworking, is a leading choice of Connecticut’s most respected architects, interior designers, developers and contractors because of its devotion to upholding the highest industry standards. The firm already has begun the process of moving into the building. The 3,600-square-foot Ely Avenue building that currently houses a convenience store will continue to be used as retail space.
The purchase of the property by L & W Holdings has been described by officials as a testament to the company’s commitment to the city of Norwalk and its clients throughout southwestern Connecticut.
“Fairfield County and the surrounding area are important markets for us, and our purchase of 2 Testa Place will enable more efficient operation of the business, as well as more identity for the company,” said Richard Lomas of L & W Holdings.
Scalzo Promotes Two
Two employees were recently promoted at Scalzo Group Real Estate Services.
Garland Warren has been named senior vice president of account management with Coldwell Banker Commercial-Scalzo Group. In his new role within the organization, Warren will spearhead the group’s business development efforts and will manage key commercial accounts with a focus on building existing and new client relationships. He will continue to manage the company’s commercial opportunities at The Reserve in Danbury and will coordinate its recent expansion into the White Plains, N.Y., market. Warren has over 20 years of corporate experience in property acquisition and real estate brokerage. Prior to joining Scalzo Group, he held various management positions with Union Carbide Corp.
Robert Cascella has been appointed to the newly created position of senior vice president of operations for Coldwell Banker Commercial-Scalzo Group. Cascella will oversee the day-to-day operations of the company’s Bethel and Waterbury offices and focus on agent development and training. With an extensive background in commercial real estate sales and management, and an expertise in strategic and operational disciplines, he will continue to build on the strong brand of the company and enhance its profitability. Cascella is a licensed real estate broker in Connecticut and New York and a former Newtown first selectman.
