NHCG leased 2,000 square feet from G&L Huntington Point. O’Hara is the exclusive agent for G&L and has 5,000 square feet remaining in the building that may be subdivided.

Old Republic Leases Space
Press/Cuozzo Commercial Services recently brokered the lease of a full floor at the Gold Building, which is located at 234 Church St. in New Haven.
Albert Scafati of Press/Cuozzo represented the tenant, Old Republic National Title Insurance Co., on the long-term lease. The landlord was represented by Frank Micali of C.A. White Inc.
The well-located, 15-story, Class A building in the city’s central business district is within walking distance of all area amenities including the federal and state courthouses.
Press/Cuozzo Commercial Services is a division of Hamden-based Press/Cuozzo Realtors, which also provides residential brokerage and relocation services.
Group Moving to Milford
William N. Clark, senior vice president at The Geenty Group, Realtors, in Branford, has brokered the lease of an 800-square-foot industrial unit in a multi-unit park located at 215 Research Drive in Milford.
The tenant is Roger Bellmore of The Work Smart Group, which plans to use the space as a sound studio for music recording. The landlord is D’Amato Investments. Clark represented both the tenant and the landlord in the transaction.
CUNA Signs in Branford
CUNA Mutual Insurance has signed a long-term lease for 4,500 square feet at 14 Business Park Drive in Branford.
Phil Barber of H. Pearce Commercial Real Estate in North Haven represented the tenant and Rich Guralnick and Joel Galvin, also of H. Pearce, represented the landlord.
Property Receives Financing
CBRE Melody’s Hartford office recently arranged acquisition financing in the amount of $2.9 million for Trinity Garden Apartments, located at 9-66 Hughes St. in Hartford. Mike Riccio, director of the company’s Hartford office, secured the funding on behalf of Hughes Street Apartments LLC. The 10-year, fixed-rate loan was funded by Freddie Mac.
Hughes Street Apartments, an entrepreneurial real estate owner, purchased the property in a private transaction. CBRE Melody was engaged to secure the financing and brought in Freddie Mac, which provided an attractive rate and structure. CBRE Melody and Freddie Mac closed the deal in less than five weeks to meet the borrower’s purchase contract deadline. The deal is the first between Hughes Street Apartments and CBRE Melody.
Trinity Garden Apartments is an 88-unit, garden-style apartment project totaling approximately 62,000 square feet and is comprised of seven 2-story buildings encompassing both sides of Hughes St. Four buildings are on the south side of Hughes Street and three are on the north. The property was built in 1938 and 1970.
