333 Ludlow St., Stamford

In a multi-faceted transaction arranged by CB Richard Ellis’ Westchester/Fairfield office, Kao Brands Co., a leading manufacturer of premium beauty care products, has renewed its commitment and leased an additional 8,500 square feet of office space at 333 Ludlow St. in Stamford, which is also known as Stamford Harbor Park. The company, known for such brands as Jergens, Curél and John Frieda, will now occupy the entire seventh floor for a total of 26,541 square feet in the building’s North Tower.

CB Richard Ellis’ Sean Cahill, Michael Dillon and Michael Nelson arranged the seven-year lease renewal and expansion on behalf of Kao Brands. Cahill has represented Kao Brands in transactions nationally and in Europe, and was responsible for the company’s original lease transaction at 333 Ludlow St.

“We undertook an extensive market search to identify the best solution for the office space requirements of Kao. The right answer was to continue occupancy at 333 Ludlow St.,” Cahill said.

Kao Brands has begun building out its new space, which features dramatic views of Long Island Sound.

Historic Building Sold

Hal Kurfehs of Coldwell Banker Commercial-Scalzo Group recently brokered the $580,000 sale of a prominent historic building (circa 1780) located at 4 Main St. in New Milford.

The property has long been home to Ruth Chase Flowers and holds a prime retail location along the New Milford Green. Kurfehs represented the owners, Marian P. Chase and Carole Sansone. Prudential Adams Realty represented the buyers, William C. Granata and William E. Granata. The Granatas intend to continue the floral tradition on the site and have purchased the business for an undisclosed amount.

Crafa Joins DPM

Ryan Crafa has joined Diversified Project Management, one of New England’s premier owners’ representative firms providing pre-construction, project management, construction administration, FF&E (furniture, fixtures and equipment) coordination and move-planning services, as an assistant project manager.

“Ryan brings energy and an eagerness for knowledge in the project, construction and management field,” said Chuck Pinckney, principal of DPM Connecticut. “We are delighted he has joined our staff.”

Crafa worked at Waddell & Reed as an intern to the financial staff advisors. Prior to Waddell, he oversaw the maintenance and construction crews as the operations manager at Highland Landscaping Corp. He provided service for residential and commercial accounts and was the primary client contact.

Since joining DPM Connecticut, Crafa has been working on projects at Yale University. He received his bachelor’s degree from the University of Hartford with an economics/finance concentration and is currently working toward his Master of Business Administration degree with a concentration in finance. He is also enrolled in Central Connecticut State University taking construction-related courses in its construction technology program.
