SimplyDesignz LLC has leased 5,000 square feet of space at 90 South Park St. in Willimantic. The new location will serve as the company’s warehouse and shipping center.
SimplyDesignz provides custom-designed products for independent retailers, corporate gift packers and promotional companies. The company also provides metal work in stainless steel, brass, aluminum and iron. Products or components can be cast, sheet, spun or pressed.
Carolyn Lemaire of Lyman Real Estate represented the landlord and worked with Raphael Sarosh of SimplyDesignz to structure the agreement. Lyman Real Estate provides commercial and industrial brokerage, development and property management services in eastern Connecticut.
Firm Represents Store, Church
H. Pearce Real Estate Co.’s commercial unit recently has brokered deals for a church and a consignment store.
The firm, the exclusive listing agent for SCB Plaza at 199 Shunpike Road in Cromwell, brokered a deal for 3,000 square feet for the consignment store Elite Repeats. The lease began at the end of January.
H. Pearce’s Joel Galvin and David Roetting represented Promise Land Church of God in the church’s purchase of 16 acres at 240 Burwell St. in West Haven.
The site will be used to build a new church.
Arnold Peck of Arnold Peck Realty World represented the seller in the deal, Burwell Hill Estates. Galvin and Roetting previously represented the church in the sale of its former building, which was also located in West Haven.
H. Pearce’s commercial unit specializes in the state’s central, south-central and Shoreline markets and has offices in North Haven and Rocky Hill.
Angel Brokers Four Deals
Fairfield-based Angel Commercial LLC recently brokered four deals involving a combined total of about 44,000 square feet of space.
In Fairfield, Angel represented both the buyer and seller as the United Brotherhood of Carpenters and Joiners Local 210 sold its 21,000-square-foot building at 427 Stillson Road to Stillson LLC for $3.85 million. The building is being renovated for medical and office space. Angel reports 12,600 square feet remain available for lease.
Jerusalem Foods paid $950,000 for a 10,800-square-foot building at 2298 Main St. in Bridgeport from the estate of George Zunner III. Angel represented the buyer and seller and the building is being made over into a retail food market.
Senior Care Management leased 2,250 square feet at 101 Merritt Blvd. in Trumbull for a geriatric care facility. Angel’s Josh Cohen represented Senior Care Management in the deal.
KISCO Conformal Coating has leased 10,000 square feet from OSDA at 96-98 Quirk Road in Milford for sales and administrative office space. KISCO produces goods and services related to industries including electronics, automobiles, plastics, cosmetics and household goods. Angel represented OSDA in the deal.
Chozick Negotiates Sale
Jon Concilio and Rick Chozick of Chozick Realty have brokered the sale of the Sisson Apartments in Hartford for $2.1 million.
The property, constructed in 1926, has 36 units. The price per unit in the deal was $58,333.
At 249-255 Sisson Ave., the 36-unit apartment complex is located just off Farmington Avenue in the West End neighborhood of the city. The property has on-site parking and 21 garages.
The seller, DT Hartford LP, is a local investor, and the buyer, Sisson Realty, is a regional investor. Chozick Realty has specialized in the brokerage of multifamily properties since 1967 throughout Connecticut, western Massachusetts and southern Florida. The company has offices in Hartford and in Delray Beach, Fla.
Bristol Spring Sold
B&H Realty Corp. has sold the former Bristol Spring Co. at 123 Whiting St. in Plainville for $1.25 million.
The site’s new owner, Whiting and Broad Streets Assoc., purchased the property at the end of January. The 115,000-square-foot industrial facility has three buildings on five acres.
Joel Witkiewicz of Advance Realty Commercial in Bristol acted as both the listing and selling broker for the sale.
