Paul E. Gradwell

Paul E. Gradwell has been tapped to serve as team leader of Keller Williams Realty Central Connecticut in Cheshire.

Gradwell currently serves as president of the Greater New Haven Association of Realtors and as a board member of the Connecticut Association of Realtors and the National Association of Realtors. His background includes real estate management, inner-city residential, commercial/industrial lines and years working on the development of various retirement communities.

“His 38 years of expertise and knowledge of the real estate business is a great asset to our office and brand,” said Sam Ratner, operating partner of Keller Williams Realty Central Connecticut.

Keller Williams is an international real estate company that operates more than 620 market centers with more than 75,000 active agents.

Single-Family Sales Drop

The statewide number of single-family home sales for April fell 3.54 percent to 2,751, versus 2,852 a year ago, according to data from The Warren Group, parent company of The Commercial Record.

The number of April sales fell in every county except Litchfield, which grew 5.58 percent to 208 sales, and Middlesex, which grew 0.63 percent to 159. The counties suffering the biggest percentage losses were Windham, dropping 16.84 percent to 79, and Hartford, which fell 8.79 percent to 685.

The statewide median sales price for April grew 1.89 percent to $275,000, versus $269,900 in April 2006.

In median sales price growth, Litchfield and Middlesex again led the other counties. Middlesex grew 11.31 percent to $305,000, and Litchfield gained 6.69 percent to $250,725.

Statewide, the number of April condominium sales fell 5.99 percent to 1,098, while the median sales price increased 5.74 percent to $193,500.

The number of condo sales fell in every county except Fairfield and New Haven. In Fairfield, sales increased 8.56 percent to 355, and New Haven had a 1.75 percent gain to reach 290. Both counties also had the healthiest gains in median sales prices for April, with Fairfield growing 7.43 percent to $296,500 and New Haven growing 7.10 percent to $166,000.

The month was particularly hard on Hartford, Litchfield and Middlesex counties, which saw their April condo sales fall by 17.56, 46.55 and 24.56 percent, respectively. The median sales prices for the month fell in Litchfield and Middlesex counties by 11.45 and 1.69 percent, respectively, while Hartford posted a 6 percent increase.
