
Frederick Kroll
Frederick Kroll has joined Coldwell Banker Coast & Country in Guilford as a full-time sales associate.
Prior to joining the company, Kroll met the state’s real estate licensing requirements and completed the Coldwell Banker training program. He also has worked as an electrical contractor serving New Haven County for more than 25 years.
“We’re happy to have Fred on our team,” said Ron Mazzacane, broker-owner of the firm. “He has an excellent background in marketing and construction, and is extremely knowledgeable about the Shoreline housing market.”

Lurie Brokers Sale
Tamar Lurie of Coldwell Banker Residential Brokerage recently negotiated a $28.5 million sale in Greenwich. The deal, which the firm claims as Connecticut’s largest residential sale in 2007, tops a $25.8 million deal Lurie closed earlier this year.
The recent sale was for a property located on Byram Shore Road with more than 10 acres of direct waterfront. The site was on the market for less than six weeks when it sold for its $28.5 million list price.
The Greenwich office of Coldwell Banker Residential Brokerage is located at 32 Field Point Road. The company operates more than 50 offices with more than 2,200 sales associates serving communities in Connecticut and in Westchester County, N.Y.
CLA Hires Two
Country Living Assoc. has hired two new Realtors. Kim Burnet Hall recently joined the Darien office and Paul Hefferan was added to the Westport office.
Hall spent 16 years as a senior marketing executive with Foote, Cone & Belding Direct in Kuala Lumpur, Saatchi & Saatchi Direct in Asia and OgilvyOne Worldwide in New York, working on accounts for IBM and Verizon. Hefferan is the owner of Westport Florist, and previously was affiliated with Capital Properties.
Both are members of the National Association of Realtors, the Connecticut Association of Realtors and the Consolidated Multiple Listing Service.
Country Living Assoc. is a full-service residential real estate firm with 180 sales associates in six offices serving 12 communities in lower Fairfield County. The firm has sales offices in Darien, Greenwich, New Canaan, Stamford, Westport and Wilton, and corporate relocation services in Norwalk.
Hartford-Area Inventory Drops
Compared with September, Greater Hartford’s inventory levels for single-family homes fell 10.5 percent in October, according to data from the Greater Hartford Association of Realtors. At the same time, there were increases of 2.8 percent in pending sales and 4.7 percent in closed sales.
Comparing year-to-date home sales figures with activity from January 2006 through October 2006, the number of days a home remains on the market before it is sold increased 8.9 percent, from 56 to 61 days. Pending sales in the region decreased 9.8 percent, from 10,269 homes in 2006 to 9,266 homes so far this year, and closed sales decreased 11.6 percent, from 10,166 to 8,989 homes, according to GHAR.
“The Greater Hartford region appears to be experiencing a tightening in inventory levels,” said GHAR President and Chief Executive Officer Jeff Arakelian. “At the same time, the average number of days that a home is on the market before it is sold has hovered between 57 and 63 days for the past few months. Combined, these two factors may be contributing to relative price stability.”
