36 Old Quarry Road, Ridgefield

CB Richard Ellis has been named the exclusive sales agent for 36 Old Quarry Road, a10-building complex in Ridgefield.

The site consists of 128,132 square feet on a 40-acre campus. The property also has further development rights on approximately 12 of those acres, as well as an additional five acres situated on the opposite side of Quarry Road, for a total of more than 45 acres.

CBRE’s Westchester/Fairfield Private Client Group, along with the Houston office’s Global Corporate Services division, will market the property on behalf of the ownership.

Separately, the Westchester/Fairfield Private Client Group has been named the exclusive sales agent for 272 Post Road East in Westport. The team, led by Senior Vice President Al Mirin, Associate Silvia Pogosyan and Associate Marilyn Santiago, will market the 7,500-square-foot, 3-story building on behalf of the current owner.

Located in Westport’s commercial corridor, the building is surrounded by retailers including Restoration Hardware, Pottery Barn, Tiffany & Co., The Gap, Talbots, Ann Taylor, Banana Republic, Williams-Sonoma and Coach.

Guralnick Earns Rank

Richard Guralnick was the top producer for North Haven-based H. Pearce Real Estate Co. in the first quarter. Guralnick, of the company’s commercial division, topped the company’s more-than-150 residential and commercial sales associates based on commission earnings.

Finishing second among all active associates was Joel Galvin of the North Haven Commercial Division. Galvin was followed by Julie Gaughran Etes of the Guilford office, Vincent Masotta of the Wallingford office, and Susan Jacobson of the Guilford office.

Rounding out the top 10 for the first quarter of 2008 were Linda Teixeira-Ohr of the Wallingford office, Mary Jane Burt of the New Haven office, Sue Popplewell of the Guilford Office, Audra DiGello of the Orange office, and The Main Team – Ray Baldelli and Wojtek Borowski of the New Haven office.

H. Pearce Co. Realtors has more than 150 agents and branch offices in Greater New Haven and the Shoreline. Corporate and commercial offices are located in North Haven, where the company was founded in 1958.

Kirby Negotiates Lease

Better Sleep, based in Waterford, has leased 3,000 square feet of upper-level retail space in Willimantic. The 2-story building lies at the corner of Mountain and Bridge streets and is owned by Michael Haddad. The lease of five years, including options, began on May 1.

Better Sleep sells and delivers a variety of sleep systems, futons and light furniture. The Willimantic store is a relocation of one of the four stores operating in Connecticut and Massachusetts. Jeff Kirby of Lyman Real Estate was the sole agent involved in the transaction.

P&G Selling Stamford Site

The Procter & Gamble Co. is selling the buildings and property of One Blachley Road in Stamford.

The property, represented by Cushman & Wakefield, includes a 33-acre manufacturing plant and 2-story office building containing 672,654 square feet. Additionally, there are two single-family residences situated on the approach to the site that were bought by Procter & Gamble to preserve, control and maintain easy access to the site from the main road.

The site allows for mixed-use development of residential, retail and other uses, including medical, government, industrial and flex space. The company plans to complete the transition of current employees and manufacturing activities by the end of March 2010.

Cushman & Wakefield’s Trip Hoffman, senior director, Jim Fagan, senior managing director and Betcy Vincent, associate, are handling the marketing of the property and the procurement of the purchaser.
