This warehouse in Bolton was sold to private holding company Swanson Holdings.

A 30,736-square-foot industrial warehouse at 25 West St. in Bolton has sold for $975,000.

CB Richard Ellis’ Mark Reardon and Robert Daglio represented the owner, Hendricks Commercial Properties. Kathleen Joppru of Prudential Connecticut Realty represented the buyer, Swanson Holdings LLC.
Hendricks Commercial Properties, based in Wisconsin, acquired 25 West St. in 2004. Swanson Holdings is a private holding company based in Hebron.

Built in 1990, the property is situated on approximately 7.5 acres adjacent to Route 85, according to CB Richard Ellis.

Emcor CEO Set To Cash In

Frank T. MacInnis, chairman and chief executive officer of Norwalk mechanical and electrical contractor Emcor, has filed plans to cash in stock options with a potential value of more than $7.75 million.

According to the company, “MacInnis intends to exercise up to 75,296 employee stock options to purchase EMCOR common stock, which options were granted in January 1999 and would otherwise expire in January 2009, and to sell up to 75,296 shares underlying the options, together with up to 174,704 additional shares of EMCOR common stock that he already owns, during a period ending Sept. 30, 2009, at various prices at $31 and higher.”

Selling all 250,000 shares at $31 apiece would net MacInnis $7.75 million.

According to the company, MacInnis also intends to exercise up to 24,704 employee stock options that are also scheduled to expire in January 2009, although he does not presently intend to engage in sales of the shares underlying those options.

Greenwich REIT Named To S&P Index

Urstatdt Biddle Properties, a Greenwich REIT, has been added to the S&P SmallCap 600 Index, effective at the close of the market Sept. 26.

Willing L. Biddle, the company’s president and chief operating officer, said the REIT is looking forward to the increased recognition from investors that will result from the new listing.

Usrtadt Biddle has been listed on the New York Stock Exchange since 1969. Its portfolio includes 44 properties, primarily in Westchester County, N.Y, and Fairfield County.

Piece Of Main St. Sold For $11.5M

A 54,000-square-foot office building on Stamford’s Main Street has sold for $11.5 million.

The building, at 1290 East Main St., was sold to Chilton Investment Co. of New York by GHP Office Realty. Built in 1989, the building was 60 percent occupied at closing. Tenants include Bartlett Tree and Norseland Inc.

Matthew Keefe, president of Westport-based commercial broker HK Group, was the sole agent involved in the transaction, representing both the buyer and seller.

Mortgage Master Opens Third Office

Mortgage Master has leased 2,000 square feet of space in Hamden, with plans to open its third office location in the state.
The mortgage company will lease space at 2911 Dixwell Ave.

Joel Nesson, of Press/Cuozzo Commercial Services, represented the landlord, Joseph Moruzzi, while Albert Scafati, of the same office, represented the tenant.

Hotchkiss To Manage Apartments

The Wm. M. Hotchkiss Co. of New Haven has taken over management of the Evergreen Court Apartments on Briarwood Lane in Branford.

The complex consists of 18 one- and two-bedroom apartments.

The company manages more than 2 million square feet of commercial and residential real estate.
