Closed sales of single-family homes in Greater Hartford increased 11.67 percent in June, rising to 1,196 from 1,071 during the same month last year, according to the Greater Hartford Association of Realtors (GHAR).
Pending sales rose 21.5 percent in June to 1,361 from 1,120, and the median sale price was reported at $229,950, compared with $234,000 during June 2014, a 1.7 percent
decrease. New listings increased 10.03 percent to 2,293 from 2,084, and inventory increased 3.51 percent to 8,060 from 7,787. The average number of days homes sat on market decreased 10percent to 63 days in June compared with 70 days during the same month last year. Year to date, home sales rose 4.3 percent to 4,491 sales through June compared with 4,302 during the same timeframe last year and the median sale price declined 3.2 percent to $210,000 from $217,000.
Condominium closed sales decreased 4.36 percent over June of last year to 263 from 275 and the median sale price declined to $149,900 from $155,000, a
3.29 percent decrease. The average number of days a condo spent on the market decreased 17.65 percent to 70 days from 85 days. Condo inventory increased in June 9.56 percent to 1,834 from 1,674 over the same time last year.
Year to date, condoclosed sales increased 6.65 percent to 1,123 from 1,053 and the median sale price decreased 4.67 percent to $143,000 from $150,000. The average days a condo spent on the on market from the beginning of the year until June decreased 1.16 percent to 85 days from 86 days.
"The greater Harford housing market is showing steady growth, which is typical for this time of year," GHAR CEO Jeff Arakelian said in a statement. "Prices are low most likely because of the robust inventory, making this an opportune time to buy."
