Investment sales broker Northeast Private Client Group (NPCG) on Friday announced the sale of two multifamily properties located in Cheshire and Greenwich for a total of $2.9 million.

The Cheshire property, located at 122 Country Club Road, features 16 two-bedroom apartment units and 10 garages, and sold for $1.475 million – more than $92,000 per unit. The seller was a private investor based in Norwalk, while the buyer is a private investor based in Shelton. The sale price represents a capitalization rate of 7 percent on the current net operating income.

The Greenwich property, at 307 Hamilton Ave., brought in $1.4 million and has five apartment units in two brick buildings. The seller was a New York-based real estate investment fund. The buyer is a private investor based in New York. The sale represents a capitalization rate of 6.1 percent on the current net operating income.

Bradley Balletto, NPCG’s regional manager, and David Almeida, senior associate of its Connecticut office, represented the sellers and the buyers in the two transactions, which closed on June 3 and June 30, respectively.
