Blackshaw Chriscott LLC has acquired 13 Grove St. in Darien for $4.9 million from Day Street Development LLC.

The 5,726-square-foot residential and retail property is fully leased. Located in downtown Darien within walking distance to the Dairen Metro North Station, the building, completed in 2014, consists of two retail units and three apartments.

Alison Luisi, an associate in the capital markets group based in Avison Young’s Fairfield/Westchester office, arranged the sale with assistance from Avison Young Principal Ted Stratigos, managing director of the Long Island office.

The new owner has appointed Avison Young as property manager. The ground floor retail space is occupied by Le Boudoir, a blow dry and beauty bar, and Darien Butcher Shop.

“With Manhattan residential demand currently outpacing supply – and most likely continuing to do so for the next five years as new product becomes available – Fairfield County will continue to be the option of choice for many New York City commuters,” Luisi said in a statement. “Being within walking distance of the train station, this Darien investment offers access to a vibrant downtown with great shopping and restaurants – all steps from the property.”
