Three multifamily investment properties in Watertown, Hebron and Bridgeport totaling 76 housing units have been sold for nearly $5 million.

Spin Ghar Properties LLC acquired 102 Wellswood Road, a 32-unit portfolio in Hebron, for $2 million, or $65,000 per unit with a 6.8 percent cap rate, from Hebron Properties.

Birdseye Development acquired the 16-unit property at 125 Granfield Ave. in Bridgeport for $1.175 million on Nov. 1. The purchase price equates to $73,437 per unit with a 7.6 percent cap rate.

A 28-unit apartment portfolio at 805 Main St., 28-68 Atwood Court and 15-20 Pythian Ave. in Watertown was sold to an undisclosed private investor for $1.725 million, or $61,607 per unit with a cap rate of 8.2 percent on net operating income.

Northeast Private Client Group represented the sellers in all three transactions and procured the buyers.
