Kensico Properties has paid $67 million for a 62,850-square-foot building in downtown Greenwich occupied by Saks Fifth Avenue and other high-end retailers.
Real estate brokerage Compass recently signed a lease for a majority of the property’s office space. Along with Saks Fifth Avenue, retailer tenants include Sweaty Betty, Fjallraven and Vilebrequin. Saks recently expanded and relocated to 200 Greenwich Ave. from a nearby property in the downtown core.
Jeffrey Dunne, David Gavin, Jeremy Neuer and Travis Langer of CBRE’s National Retail Partners represented the seller, 200 Greenwich Avenue LLC, and procured the buyer.
“200 Greenwich Ave. provided a highly unique, generational opportunity to purchase the dominant property in the heart of Greenwich Avenue. The property’s strong rent roll with additional upside, combined with its 159-space on-site covered parking garage, a rare amenity on Greenwich Avenue, will provide the purchaser with stable income for years to come,” Dunne said in a statement.
