A $97.5 million floating rate construction loan from Bank OZK will finance development of a 26-story apartment complex in downtown Stamford.

Uniondale, New York-based RXR Realty is developing the second phase of Atlantic Station, including 325 rental units, 48,000 square feet of retail and a 534-space parking garage.

The retail space is 100 percent leased to The Learning Experience, Work Well Win and Dogtopia.

The complex at 405 Atlantic St. will include a 24-hour staffed lobby, fitness center, lounge, landscaped deck and elevated swimming pool. Units will be equipped with 9-foot ceilings, balconies, hardwood floors, stainless steel appliances, stone counter tops and in-unit washers and dryers. Completion is scheduled for 2021.

The first phase of Atlantic Station at 355 Atlantic St. was completed in January 2018, consisting of 325 apartments, a 321-space parking garage and 16,000 square feet of retail.

JLL’s capital markets team provided co-brokerage services for RXR Realty in sourcing the construction loan, which was secured by HFF prior to its acquisition by JLL on July 1.
