Another day, another multifamily building proposed in downtown New Haven.

Multifamily developer Nicholas Falker, a principal at Cambridge Realty Partners, is proposing to build a 44-unit, 44,000-square-foot building on the current site of a parking lot at 104 Howe St. The site sits between a prewar apartment building and another built in 1972.

The 6-story structure would have an 800-square-foot gym, a study area, mechanical space, a picnic area, 20 bicycle parking spaces and 30 car parking on the ground floor, with residential units above. Plans filed with the New Haven City Plan Commission show four four-bedroom units, 18 two-bedroom units, 14 one-bedroom units and eight studios.

The building will be topped by a roughly 2,000-square-foot roof deck at the front of the building.

The building is scheduled for discussion at today’s City Plan Commission meeting.
