A former industrial site a stone’s throw from downtown Derby is in line to be transformed into a mixed-use project.
A team of real estate developer Lepore and Sons and landscaping contractor Barretta Enterprises’ Jen and Christopher Barretta want to build 215 multifamily units and 8,546 square feet of commercial space in a pair of 4-story buildings on two parcels totaling 2.79 acres at 23 Factory St. The unit mix includes 192 one-bedrooms, 14 two-bedrooms, five studios and four two-bedroom townhouses. Amenities shown on its plans include a pool.
The project would also contain 282 parking spaces, including 31 in a covered garage and 104 in a city-owned parking lot across the street, two more than the city requires.
The development team has already secured city permission to use the garage, approval for a planned development area covering the project and has filed paperwork for the building’s approval. The project is located in a 14-acre urban renewal area.
