A Danbury-based international firm that analyzes existing train tracks for defects and diagnoses problems has signed a lease for 41,417 square feet in Shelton as it seeks to consolidate its operations.
Sperry Rail Inc. relocated from three existing Danbury buildings to existing office/flex space at 5 Research Drive and 11,000 square feet of tailor-built space at 9 Research Drive in Shelton. Choyce Peterson Principal John P. Hannigan represented Sperry in this transaction.
The move also allowed Sperry to update the design of its U.S. headquarters and warehouse, Choyce Peterson said in a statement. The company chose to partner with landlord R.D. Scinto on the new-build component of the project because no existing, on-market buildings in Fairfield County met its production requirements. R.D. Scinto COO Rob Scinto represented the company in the transaction.
The full terms of the lease were not disclosed but included a portion of free rent, a “competitive” rental rate and a build-out of both spaces funded and constructed by the landlord according to Choyce Peterson.
“Over the past few years it has been rare for a new flex building to be built in Fairfield County,” Hannigan said in a statmeent. “I am excited that Sperry is occupying both 5 and 9 Research Drive with a newly designed build-out in each building, which has provided them with the opportunity for increased collaboration and productivity.”
