Concord, Massachusetts-based developer Winstanley Enterprises has made its latest industrial acquisition in Connecticut with the purchase of a two-building South Windsor facility for $44 million.

The transaction includes a 292,000-square-foot distribution center leased to Mobis Parts of America, a subsidiary of Hyundai MOBIS, and a 168,000-square-foot cold storage distribution center leased to Performance Food Group Inc.

The properties at 135 and 175 Sullivan Ave. are located on over 30 acres and were completed in 2015.

In a statement, Principal Adam Winstanley said the firm is bullish on warehouse and distribution properties, which comprise 8 million square feet of its portfolio.

The South Windsor properties have 30 to 32-foot clear heights, deep loading bays and advanced building infrastructure.

“We feel strongly about the long-term viability of warehouse and distribution properties. Additionally, this is another location within the I-91 corridor which is centrally located between New York and Boston, has favorable labor availability, and is within close proximity to airports and rail,” Winstanley said in a statement.
