A 33,270-square-foot flex building formerly owned by Frontier Communications in North Branford has been acquired for $1.7 million.

G&G Investments LLC plans to expand the 24,000-square-foot warehouse portion of the 32 Commerce Drive property by enclosing a nearly 17,000-square-foot covered parking and loading area, according to The Geenty Group, Realtors, which brokered the transaction.

Set on a 10-acre lot, the property contains a 33,270-square-foot office and warehouse building originally completed in 1981.

G&G Investments retained Bill Clark, senior vice president at The Geenty Group, to identify a potential building acquisition in the area and settled on the Commerce Drive property after an extensive market survey.

Under the terms of the all-cash transaction, the buyer agreed to lease back the building to the seller for up to six months with no rent payments, only operating expenses.
