A four-building flex and R&D portfolio in Branford has received $9.6 million in permanent financing for a recapitalization.
Genworth Financial furnished the 15-year, fixed-rate mortgage for the 121,000-square-foot portfolio at 32, 34, 36 and 38 East Industrial Road. The properties were recently acquired jointly by Benerofe Properties, Sivan Properties and Zusin Properties.
Colliers International’s Boston-based capital markets team sourced the loan, which required an extension of a rate lock and commitment due to COVID-19 obstacles, enabling the closing to proceed.
“In spite of the current environment, Genworth recognized the inherent value of the portfolio and the sponsor’s commitment to the Branford submarket, and ultimately provided a winning combination of leverage and pricing to dovetail with the borrower’s long term hold strategy,” Colliers Executive Vice President Tom Welch said in a statement.
