Rents in Hartford continue to decrease slightly on a year-over-year basis, according to a new report from Apartment List.

Rents are down 1.6 percent year-over-year for the month of August, a slight improvement from June. Rents have been slowly dropping on a year-over-year basis since late 2019, Apartment List reported. Currently, median rents in Hartford stand at $827 for a one-bedroom apartment and $1,035 for a two-bedroom. Hartford’s year-over-year rent growth lags the state average of 0.5 percent, as well as the national average of 0.3 percent.

The pandemic has led to rent decreases in six of Connecticut’s largest cities. Apartment List reported Stamford’s median two-bedroom rent of $1,942 dropping by just under 1 percent on a year-over-year basis. Meriden saw the biggest drop in rents, with its $1,080 median two-bedroom rent being 3.4 percent lower year-over-year. Middletown, Danbury and New Britain all saw the biggest rent growth – 3.1 percent, 1.9 percent and 1.3 percent respectively.

Hartford had added several larger multifamily properties before the pandemic and construction on a new apartment building in the city’s Downtown North neighborhood is reportedly beginning soon, along with work on others in nearby communities like West Hartford.
