A Massachusetts-based developer hopes to replace part of the parking lot at a Hartford Bow Tie Cinema location that has been permanently closed due to the COVID-19 pandemic.

Dakota Partners is proposing a 180-unit, 4-story complex on half of 330 New Park Ave.  The project site sits in between two CTfastrak bus rapid transit stations, enabling it to appeal to downtown office workers.

According to an application filed with the city, Dakota Partners hopes to buy the southern half of the New Park Ave. parcel once the land is subdivided. The northernmost portion of the site, containing the theater, will not be redeveloped and will remain a movie theater. The project will be called Edge 400, application filings state, and will have 4,488 square feet of ground-floor commercial space.

The city’s Planning & Zoning Committee approved a subdivision plan critical to the project on Tuesday, the Hartford Business Journal reports.
