The former site of Joe’s American Bar & Grill Restaurant in Fairfield has sold, according to a broker involved in the transaction.
The restaurant property near the intersection of Post Road and South Benson Road sold for $3.9 million. The transaction included an adjacent parcel of land previously occupied by Colonial Haircutters. Collectively, the properties have 305 linear feet of frontage on the Post Road.
The 2-acre site sits in a DCD zone that allows greater density than the current restaurant building and parking lot provide.
The purchaser was 750 Assoc., an out-of-state investor. Jon Angel, CEO of Angel Commercial and the sole broker in the transaction, said the firm plans to lease the site out or offer it as a build-to-suit opportunity. The seller was SERRE LLC, which decided to sell the land after years of ownership when the restaurant chose to close their business.
