Even as the state began to ramp up its COVID-19 vaccines last month and an the coming end of the pandemic became a little more believable, many Hartford-area homeowners still were reluctant to list.

New data released this morning by the Greater Hartford Association of Realtors suggests that the 2021 single-family and condominium markets will continue to be as tight as the red-hot 2020 markets were.

New single-family listings dropped 34.68 percent in Greater Hartford on a year-over-year basis in January, the association said, from 617 to 403. Inventory plummeted even further on the same basis, from 1,921 to 982 – a 51.69 percent drop, in part thanks to the sinking number of days the average property spends on the market. That figure for January dropped from 76 days to 43 days on a year-over-year basis as demand from prospective homeowners stayed strong.

The story was similar in the condominium market. New listings dropped 25.86 percent (from 174 to 129) while inventory dropped 32.79 percent, from 430 to 289.

“January showed the same strong housing numbers in our market that we’ve seen most of last year,” GHAR CEO Holly Callanan said in a statement. “The continued demand is a good sign for those looking to sell.”
