In the face of long-term challenges for the state’s hospitality sector, another developer is looking to convert a hotel into a multifamily property.

Paredim Partners, a multifamily owner and operator focused on the New York City metro, is preparing to file an application with Manchester zoning officials to turn the town’s Wyndham-branded hotel into a mix of studio, one- and two-bedroom units. The company says it has acquired, repositioned or converted nearly 3,000 apartments since its founding in 2002 and currently manages nearly 2,000 units across the Northeast.

Built in 1991, according to town records, the Hawthorne Suites currently has 104 units ranging from 500 to 800 square feet, all with private kitchen areas. The units are split among six separate, but closely-spaced buildings. A seventh houses two conference rooms, a bar, laundry facilities and management offices.

The conversion would turn the suites into 84 studios and one-bedroom apartments and 24 two-bedroom units, and then add an additional four to six units in the conference room and management office spaces, according to documents filed with the town Planning and Zoning Commission. Amenities would include an expanded gym, a refreshed outdoor swimming pool and landscaped recreational areas, including a common fire pit and grill station.

The project will be marketed to commuter residents, the documents say, given its location at the junction of Interstates 84 and 384.

While similar to other, nearby garden-style apartment complexes, the plan will need zoning relief from town officials. The project is currently in the pre-application conference phase. The building’s neighbors include garden-style apartment complexes, fast-food restaurants and a grocery store.

The project is not the only hotel-to-multifamily conversion planned in Greater Hartford. A Meriden hotel is being mooted for conversion into 100 microapartments aimed at both empty-nesters and young professionals.
