A huge former Eversource training facility in Newington could become home to hundreds of apartments and a grocery store under a plan submitted to town officials.

An affiliate of Massachusetts-based Grossman Development Corp. is proposing the five-building project on almost 25 acres of land at 3333 Berlin Turnpike. Permitting will be done through the town’s planned unit development, or PUD process. The project is currently known as “Meadow Commons.”

The Grossman project includes 269 apartments in three 4-story buildings and a connected retail plaza anchored by a 43,228-square-foot grocery store. Other retail tenants will include a brewpub, a fitness center, a drive-through ATM kiosk and small specialty shops.

The apartments will be composed of 25 studios, 108 one-bedroom, 112 two-bedroom and 24 three-bedroom units according to plans filed with the town. Parking will include 538 spots, including 48 covered ones. Amenities will include a pool and dog park.

Donald Poland of project consultant Gorman + York described the project’s multifamily component as necessary for the project’s success given the unsettled future of the retail and hospitality sectors.

“The owners and developers of Meadow Commons are seeking to innovate—to adapt and find new hybrid forms to create a space of retail and residences that is economically and socially viable and sustainable,” Poland wrote “[T]he proposed mixed-use development offers the Town of Newington an opportunity to grow the Grand List while returning more in tax revenues than the cost of required municipal services for this new development.”
