Another large multifamily development could be coming to New Haven’s Wooster Square.
Epimoni Inc. has proposed a 186-unit, 7-story mixed-use building at 20-34 Fair St., across from the under-construction 44 Olive St. building. That development, a joint Epimoni-Adam America Real Estate venture, will have 299 units when completed.
The 157,000-square-foot Fair Street proposal would replace a surface parking lot with the apartment building. The unit mix is described in submissions to the city Board of Zoning Appeals as: 72 studios, 76 one-bedrooms, 18 two-bedrooms, 10 three bedrooms and 10 four-bedrooms.
Amenities will include 61 parking spaces for residents and three for the building’s 1,000 square feet of commercial space, plus indoor storage for 33 bicycles. Other amenities include a pair of amenity courtyards, a roof deck, a terrace on the building’s second floor and nearly 7,000 square feet of indoor amenity and leasing spaces. Extensive greenwalls are also included in the design.
As a public benefit, Epimoni is proposing to design and build a pedestrian connection between Fair and Olive streets.
Epimoni is asking the city to OK a planned development unit for the project, giving it relief from city regulations on minimum apartment size. The project will also need relief from city parking, building bulk and usable open space per unit regulations. The developer argues in its BZA application that the project’s proximity to jobs downtown and retail in Wooster Square, plus mass transit, mean residents will be inclined to walk to a wide range of services to satisfy their needs, reducing their impact on the neighborhood.
The project goes before the BZA tomorrow.
