New Haven planning officials approved a pair of multifamily projects last week: one downtown and one in the East Rock neighborhood.

The first is a third phase of the large Audubon project taking shape on the eastern side of the city’s downtown. Proposed by Norwalk-based Spinnaker Real Estate Partners, it would see  four 2,300-square-foot townhouses added to a previously-approved apartment building, now shrunk from 66 units to 56. According to The New Haven Independent, the design changes were pushed by market shifts caused by the pandemic.

The second combines a pair of too-small-to-develop lots next to Interstate 91: one sold to Fairfield developer Post Road Residential by the city, the other bought by Post Road for staging space while building its Corsair development. Together, the parcels made enough space to build four townhouse units, nine studios, 33 one-bedrooms and 29 two-bedrooms, plus a ground-floor, 33-spot garage, significant bicycle storage space and several amenities, including an outdoor lounge. The project had earlier received zoning approval.
