A window manufacturer will be setting up a large factory in Norwich following the signing of a major lease.

Solar Seal, a 50-year-old manufacturer based in South Easton Massachusetts, has signed a 12-year lease for 202,000 square feet in a 229,000-square-foot industrial building at 40 Wisconsin Ave. The property is owned by Quincy, Massachusetts-based The Grossman Cos. Grossman owns and manages a 2.5 million-square-foot portfolio of commercial and residential properties concentrated in Southern New England.

Nicholas Morizio and Sean Kumnick of Colliers International’s Hartford office represented both landlord and tenant in the deal.

Solar Seal plans to build a “state-of-the-art” manufacturing facility, with up to 100 jobs tied to its operation, Colliers said in a statement announcing the deal. The factory will produce especially large windows, up to 10 feet by 18 feet, used in projects like One Sixteen in Queens, New York and 1404 Ocean Parkway in Brooklyn, New York.

A Grossman affiliate acquired 40 Wisconsin Ave. in June 2020 and made significant capital investments, including a new roof for the entire building, a new parking lot and aesthetic upgrades to the building’s interior. The site has 11 undeveloped acres being marketed for lease.
