A Chilean real estate investor with U.S. offices in Stamford has entered a joint venture to acquire a Boston-area office and medical campus for $36.55 million.

Stars REI acquired the four-building, 130,000-square-foot Newton Wellesley Executive Office Park in a joint venture with Lincoln Property Co. The seller was an affiliate of The Nelson Cos. of Waltham, Massachusetts, according to a Norfolk County deed.

The acquisition gives the new owners the opportunity for a capital improvement program, Lincoln Property Co. said in an announcement. The new owners said they plan to seek more health care tenants including outpatient facilities.

Headquartered in Santiago, Chile with U.S. offices located at 700 Canal St. in Stamford, Stars REI is a privately held company that owns 1.7 million square feet of commercial real estate in the U.S. and London.

Newmark Knight Frank’s investment sales team represented the seller and procured the buyer.
