Fairfield County real estate investment firm the V20 Group is the new owner of a late-1970s office building in Darien.

The company bought 9 Old Kings Highway for $21 million from an affiliate of Great Neck, New York-based Hall Investments Ltd. earlier this month, according to public records.

Hall had owned the property since buying it in 1998 for $6.1 million.

The 3-story office building sits a short walk from the MetroNorth train station and just off Exit 12 on Interstate 95. Town property records appraise the building and its 2.31-acre lot at $16.09 million.

In a statement announcing its purchase, V20 said the 71,000-square-foot office building “is the only office property in Darien that employs a full-time doorman and also has a generator that provides power to the building if electricity is out during severe weather.”

V20 is setting aside “a substantial budget” to improve common areas and modernize the building’s glass-and-concrete aesthetic.

The building is currently 84 percent-occupied, V20 said. Tenants include Portfolio Advisors, Alter Domus, Goodnow Investment Group, Tulane Endowment, Michael Allen, and Northern Right Capital. V20 also plans to take office space, and the company said another tenant, CoreOne Industrial, will begin leasing space in 2023.
