The East Haven home of a Dunkin’ Donuts, Boston Market and a smoke shop has traded hands for $2.65 million.

The property at 96 Frontage Road last traded hands in 1995 for $400,000.

Sitting on 0.74 acres, the 7,000-square-foot shopping plaza is located directly off Interstate 95 and on one of the primary local roads between downtown New Haven and its suburbs.

The buyer, an LLC registered to a Rocky Hill home, was represented by Luke Massirio of OR&L Commercial while the seller, an affiliate of Seattle real estate finance firm Avatar Partners, was represented by Michael Richetelli of Colonial Properties.

The sale, along with another that Colonial recently orchestrated, showed the “continued high demand for both quality investment properties and light industrial buildings that we expect to continue throughout 2023,” Richetelli said in a statement.
