A major potential development site in Hartford’s Downtown North neighborhood that’s “the equivalent of two New York City blocks” according to its brokers is looking for buyers.

Troy, New York-based Rensselaer Polytechnic Institute has hired CBRE to sell its Hartford campus, the brokerage announce Wednesday. The property in question, a 12.69-acre site at 275 Windsor St. that used to house a commuter campus for graduate students, currently hosts a large surface parking lot, a 4-story parking garage, an 8-story classroom building built in 1970 and an amphitheater.

An asking price was not immediately available, but city property records say the parcel is assessed at $4.45 million.

“We are very excited about this opportunity and believe there will be significant interest from both developers and end users due to the site’s excellent location next to Dunkin’ Donuts Park, immediate highway accessibility and strong demand for multifamily and retail amenities in the Hartford market,” CBRE Hartford brokers John McCormick and Anna Kocsondy said in a joint statement. “275 Windsor Street is a Hartford Landmark and its long-time history as a former educational campus lends additional viability to the offering.”

The property is becoming available as Rensselaer moved its certificate and graduate programs for working professionals online. The school will still need office space in Hartford and is on the hunt, Dean of Academic and Administrative Affairs Dr. Aric Krause said in a statement provided by CBRE.

The property is bounded to the south by the city’s new minor league baseball stadium, the soon-to-be-former Dunkin’ Donuts Park, whose development has catalyzed successful multifamily building projects nearby. To the north lie tracks for the Hartford Line commuter train, to the east the large Travelers insurance company campus and to the west, a charter high school and a parcel long mooted for a grocery-anchored development.
