A Norwalk retail-residential building has sold for $6 million.
The 2-story building at 430 Main Ave. sits near the Merritt 7 office park and MetroNorth station.
Originally built in 1990, the 34,583-square-foot property sits on 1.52 acres according to property records. The ground floor and first floor are made up of 14 retail and office units, while the third floor has nine residential apartments
The seller was an affiliate of Southport-based Apex Capital Management and the buyer was an LLC registered at an address in Trumbull’s Merritt Boulevard business park at the intersection of the Merritt Parkway and Route 8. Apex had bought the property in 2008 for $7.55 million.
“Prior to the sale, we leased several units to bring the occupancy to 90% and increase cashflow,” Angel Commercial LLC Senior Vice President Brett A. Sherman, who represented both parties in the off-market transaction, said in a statement. “The new owner plans to make cosmetic upgrades and fill the remaining spaces.”
Located at a four-way signalized traffic light, 430 Main Avenue is directly across the street from the Merritt 7 Corporate Park, with over 1.4 million square feet of Class A Office space and minutes to over 2,000 brand-new apartments built over the last three years. The building has excellent visibility, prominent signage, substantial street frontage, and two curb cuts.
