A $300 million joint venture to invest in outpatient health care facilities made its first acquisition in a Hamden medical office building.
Sendero Capital and Angelo Gordon paid $8.9 million to acquire 1952 Whitney Ave., a 53,120-square-foot medical office building anchored by Hartford Healthcare and Yale New Haven Health.
The joint venture was created this year to invest $300 million over the next two years in outpatient facilities.
The property is 88 percent occupied, according to JLL, which represented the buyers. The 3-story property was completed in 1977, according to Hamden assessors’ data.
“We expect Sendero and Angelo Gordon are going to be very active in the regional market and believe this is to the benefit of those looking to transact as they have knowledgeable and good people at the helm to work with,” JLL Director Anthony Sardo said in a statement.
The new joint venture is focusing on the Northeast for acquisitions because of high barriers to entry and its concentration of health care businesses, developers previously announced in June.
