Yale University has bought a downtown New Haven office-to-lab conversion it’s occupied since the mid-2000s.

According to a documents filed with the New Haven town clerk’s office, Yale spent spent $139.6 million to buy 300 George St. from Massachusetts-based life science and distribution center developer Winstanley Enterprises, which converted the former telephone company call center building after buying it for $27.5 million in 2000.

The 486,703-square-foot, 10-story building was last appraised at $109.8 million.

Many of the building’s tenants are linked to Yale or Yale New Haven Medical Center, and the building is part of a growing cluster of life science properties in and near downtown New Haven. Winstanley has been the lead developer for many of those buildings, including the new 100 and 101 College St. life science towers.
