A Norwich industrial building recently fetched $3.38 million at a New York City investor.
The 243 Vergason Ave. property sits in an industrial neighborhood near the intersection of Interstate 95 and CT-Route 2.
The 57,000-square-foot property is appraised at $2,687,600 according to city records, and last sold for $2.8 million in 2022.
The seller was an LLC controlled by Austin, Texas-based Intrinsic Companies and the buyer was an LLC registered to a residential address in the Brooklyn borough of New York City.
According to O,R&L Commercial, whose Frank Hird and Will Braun represented the seller and procured the buyer, the property is only around half-full, with manufacturer American Systems Inc. having been in place in about 30,000 square feet of the building since 2019. The remaining unleased area of the building was available for lease at the time of sale and has two drive-in doors, two loading docks and heavy power for a future tenant.
