A mixed-use building just off Boston Post Road in Orange has been sold to a new owner who plans to convert it for medical uses.

The 3,400-square-foot building on 0.45 acres at 311 Racebrook Road was sold for $675,000. The seller, McCarthy Enterprises LLC, was represented by West Haven-based attorney Vincent N. Amendola Jr. The buyer, Alfred Building LLC, was represented by attorney Tom Lynch of Milford-based Lynch, Trembicki and Boynton.

Fred A. Messore, senior vice president of Colonial Properties Inc., was the sole broker in the sale.

“This property is truly one of a kind, as it is the only mixed-use building in the town of Orange, and we are very pleased to have sold it twice in the last 15 years,” Colonial Properties CEO Michael Richetelli said in a statement.
