A 12.7-acre patch of wasteland north of Yale University’s main campus is in line for a revival if developers can convince the New Haven City Plan Commission to approve their 320,000-square-foot residential project planned for the site, located near the city’s successfully redeveloped Winchester rifle factory.
The land, once the location of a chemical factory, has seen its former industrial buildings slowly demolished in recent years, although some contamination remains on-site according to references in plans filed with the city. After an original Denver-based investor left the project in April, new investors were brought on to restart the project.
According to plans filed with the city of New Haven, New York City-based developer the Ironburgh Organization plans 371 units in a six-story concrete-and-wood midrise building, buffered from houses next door by 21 townhomes. In total, the project will have a floor area ratio of 0.69, as much of the rear of the parcel will be covered by a dog park, parking lot and recreation lawn.
The building will contain 474 car parking spaces and 86 bicycle parking spaces. The building adjoins the Farmington Canal bike path.
Lessard Design is the project architect and Hudson Meridan Construction Group will build the building.
The project is scheduled to be considered at the Nov. 20 City Plan Commission meeting.
